Terms of Service

Last Updated: May 2026

Welcome to swiftcert. By using our website and booking an assessment, you agree to the following terms. We’ve kept these as simple as possible, but they are legally binding.

1. Our Service

swiftcert is a digital platform that facilitates the booking of Building Energy Rating (BER) assessments. We connect homeowners ("Users") with independent, SEAI-registered BER assessors ("Assessors"). swiftcert provides the technology to book and pay for these services but does not perform the physical assessments ourselves.

2. Bookings & Payments

  • Fixed Pricing: The price displayed at the time of booking is inclusive of the SEAI registration fee and VAT.

  • Payment Protection: Your payment is processed securely via Stripe. Funds are held and only released to the Assessor once your BER certificate has been successfully published to the SEAI National Register.

  • Accuracy of Information: You are responsible for selecting the correct property type. If the property is significantly larger or different from the type booked, the Assessor may request a price adjustment before proceeding.

3. The Assessment Process

  • Access: You must provide the Assessor with full access to all areas of the property, including the attic, boiler, and all rooms, at the agreed time.

  • Documentation: It is the homeowner’s responsibility to provide evidence (invoices, certificates) for any "hidden" energy upgrades (e.g., pumped wall insulation). If evidence is not provided, the Assessor must use default SEAI values, which may result in a lower rating.

  • Safety: We reserve the right to cancel an assessment if the Assessor deems the property unsafe or if they are subjected to harassment.

4. Cancellations & Rescheduling

  • Homeowner Cancellations: You may reschedule or cancel your booking up to 24 hours before the appointment at no cost. Cancellations made within 24 hours of the appointment may incur a call-out fee to compensate the Assessor for their time.

  • Assessor Cancellations: In the rare event an Assessor must cancel, we will prioritize reassigning your job to another contractor or offer a full refund.

5. Liability & Disputes

  • Professional Responsibility: The Assessor is solely responsible for the accuracy of the BER certificate and the conduct of the survey. All Assessors on our platform are required to maintain valid Professional Indemnity insurance.

  • Platform Role: swiftcert is not liable for the final rating received or for any technical disagreements regarding the SEAI methodology. We will, however, mediate in the event of a service dispute or a failure to publish the certificate.

6. Data & Privacy

We value your privacy. Your contact details and Eircode are shared only with the assigned Assessor for the purpose of completing the job. Your data is handled in accordance with Irish GDPR regulations.
